Shadow Hills, Los Angeles, California
Shadow Hills is a semi-rural neighborhood in northern Los Angeles, California, USA.
History
Shadow Hills is located in the southern portion of the community of Sunland and extreme northeast portion of Sun Valley, California, east of Glen Oaks Boulevard.
The City of Los Angeles first annexed Sunland in June 1926. For many years, Shadow Hills remained rural and largely undeveloped because its hills and rock-hard soil made it difficult to build.
The area is primarily equestrian zoned, one of the last remaining such sections within the City of Los Angeles.
Geography
The community is located in the Verdugo Hills, in the foothills of the San Gabriel Mountains.
Shadow Hills is north of the independent city of Burbank near the western-most portion of the Tujunga Valley, a part of the larger San Fernando Valley which begins just southeast of the Hansen Dam reservoir.
Shadow Hills is adjacent to the communities of Lake View Terrace to the north, Sunland and Tujunga to the east, Sun Valley to the south, and Pacoima to the west.
Shadow Hills is an acceptable city name for ZIP Code 91040. Sunland is the default city name assigned to ZIP Code 91040.
Demographics
As of the 2000 census, Shadow Hills has a population of 3,739 people. The racial breakdown includes 79% Caucasian, 14% Latino, 3% Asian American, and 1% African American.
Shadow Hills falls within Census Tract 103300.
In 2009, the Los Angeles Times's "Mapping L.A." project supplied these Shadow Hills neighborhood statistics: population: 13,098; median household income: $82,796.

Protection efforts
The neighborhood's residents formed the Shadow Hills Property Owners Association in the mid-1960s to fight the planned routing of a Foothill Freeway offramp through the heart of the neighborhood. This would have run along McBroom Street and two segments of Wheatland Avenue, from Wentworth Avenue to Sunland Boulevard. This grassroots organization persuaded the Los Angeles Planning Commission to abandon the proposed route for the offramp, and so preserved the neighborhood's semi-rural character. The Association continues to function today with a slightly different name.

Accepting An Offer >Evaluating Multiple Bids
Competition for homes is high in hot markets. When you are a seller faced with multiple offers on your home, how do you choose the best one? Your real estate agent can help you compare and contrast the terms of each proposal.
Look at the price of each offer and evaluate your net profit. Next, consider the terms of each contract. How "clean" is each offer? Are there contingencies that affect the sale, such as the buyers needing to sell another property before they can finalize the purchase of your home? Can you work out a mutually agreeable date for you to move out and for the buyers to move in? Can you get reasonable assurances that the buyers will be able to qualify for the financing they will need?
Your real estate agent can help you weigh the relative merits of each offer, so that you can accept--or counter--the best one, and line up another as an alternative.
